S Designs are accredited and licensed energy assessors. We are aware
of the impact energy efficiency can have to a commercial or a domestic
building. We are working with the government’s target of reducing
Carbon Emission by 80% in UK by 2050. 50% of this is through buildings
(20% from Commercial and 30% from Domestic).
We
understand the causes of energy inefficiency in buildings and the
solutions that can affordably and sensibly be applied.

use the latest software and a thorough survey method to ensure that

Commercial
EPCs

As
part of the Energy Performacne of Buildings Directive (EPBD), all
commercial buildings require an Energy Performace Certificate (EPC)
from 1st October 2008 whether on the market for sale, let or lease.
Property owners and Landlords will not be able to complete and property
transactions without having an EPC.
The
rating grade from A – G will assist the buyer or tenant in considering
energy efficiency as part of their investment or business decision
to buy or invest in that building. We offer certification across
a broad range of commercial properties; ranging from small shops
and office space to large national multi-chained business premises.

Domestic
EPCs

A
Domestic EPC is required for every property that is for sell or
let. It gives the home owners , tenants and buyers information on
the energy efficiency of their property. Energy Performance Certificate
shows an energy grade between A – G, where A is the best and with
average to date being D/E. The government has requested an EPC report
for every building that is constructed, sold or put up for rent,
so you will need a certificate if you are:
A
Landlord –
you will need to provide an EPC which will be valid for ten years,
to prospective tenants, the first time you let or re-let your
property after 1 October 2008
A
Homeowner –
all sellers of homes need to ensure that they provide a Home Information
Pack which includes an EPC for potential buyers
A
Builder – an
EPC needs to be provided to buyers of newly built properties from
6 April 2008
An
EPC is measured using the same calculations for all homes,so you
can compare the enrgy efficiency of different properties. With every
EPC there will be a recommendation report which will list improvements
that could be carried out to achieve a better rating.

Display
Energy Certificates (DEC)
|

A
Display Energy Certificate (DEC) shows the actual energy usage of
a building, the Operational Rating, and helps the public see the
energy efficiency of a building. This is based on the energy consumption
of the building as recorded by gas, electricity and other meters.
The DEC should be clearly displayed at all times and clearly visible
to the public.
A
DEC is always accompanied by an Advisory Report that lists cost
effective measures to improve the energy rating of the building..
DEC's and advisory reports are required for buildings with a total
useful floor area over 1,000m2 that are occupied in whole or part
by public authorities and by institutions providing public services
to a large number of persons and therefore frequently visited by
those persons.
DEC's
are valid for one year. The accompanying Advisory Report is valid
for seven years. The requirement for Display Energy Certificates
came into effect on 1 October 2008.

Home
Information Pack (HIP)

A
Home Information Pack (HIP) is a set of documents that provide the
buyer with key information on the property and must be provided
by the seller or the seller’s agent. Since April 2009 it is a legal
requirement for most homes to have a HIP and you can’t market your
property without one.
A
HIP contains the sale statement, evidence of title, standard searches
and an EPC amongst other compulsory documents. A Leasehold properties
HIP would need all of the above plus a copy of the Lease.
The
HIP lets buyers see important information about the property at
the start of the process, free of charge. This means there is less
chance of buyers becoming aware of any surprises at the end of the
process. The HIP can help reduce delays and extra expense to the
buyer and seller.

Inventory
Condition Report (ICR)
